Real Estate Appraiser Information for the State of South Carolina

Real estate appraisers are required to be licensed, per Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA) of 1989.  This act required that each of the states establish an agency for the licensure, certification, and regulation of appraisers.

In South Carolina, the South Carolina Real Estate Appraisers Board is in charge of this oversight.

There are seven classifications of real estate appraiser in the State of South Carolina.  These classifications are:

    1. Appraiser Apprentice (Trainee)
    2. Licensed Appraiser
    3. Certified Residential Appraiser
    4. Certified General Appraiser
    5. Licensed Mass Appraiser*
    6. Certified Residential Mass Appraiser*
    7. Certified General Mass Appraiser*

*Note: “Mass” appraisers may perform appraisals for ad valorem purposes only, not fee appraisals

Those new to a career in real estate appraisals must begin as a Appraiser Apprentice (Trainee).  There is no experience required.  However, it is necessary to complete the state required coursework to become a Appraiser Apprentice.  The trainee must then work under a supervisor for a specified number of hours in order to be eligible to become a licensed or certified appraiser.
