Real Estate Appraiser Information for the State of California

Real estate appraisers are required to be licensed, per Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA) of 1989.    This act required that each of the states establish an agency for the licensure, certification, and regulation of appraisers.

In California, the California Office of Real Estate Appraisers (OREA) is in charge of this oversight.

There are four classifications of real estate appraiser licenses in the State of California.  These classifications are:

  1. Trainee License
  2. Residential License
  3. Certified Residential License
  4. Certified General License

Those new to a career in real estate appraisals must begin as a Trainee.  There is no experience required.  However, it is necessary to complete the state required coursework to become a Trainee.  The trainee must then work under a supervisor for a specified number of hours in order to be eligible to become a licensed or certified appraiser.

Logging Experience Hours

To apply for any level of licensure in California, applicants must complete and submit Log of Appraisal Experience (REA 3004), and Experience Log Summary (REA 3003).
